King County identifies Capitol Hill residential properties in Area 13 for its area-report program. Confirm the parcel record and report before assuming that a sale marketed as Capitol Hill belongs to the same assessment sample or market segment.
The county's 2026 schedule listed Capitol Hill notices in the July 30 mailing batch. That schedule is an alert, not a substitute for the notice or the parcel-specific filing date.
Keep unlike property types apart
Capitol Hill contains detached homes, townhomes, small multifamily properties, and condos. A nearby address can still be a poor comparable when the ownership interest, building form, lot utility, parking, or buyer pool differs.
- For condos, compare unit size, floor, orientation, view, parking, storage, condition, and building amenities.
- For townhomes, compare end-unit position, outdoor space, parking, shared walls, and fee structure.
- For detached homes, compare lot utility, effective age, renovation, finished area, view, and redevelopment potential.
Explain micro-location differences
Traffic, nightlife, light-rail access, slope, outlook, and proximity to commercial corridors can affect value in different directions. Do not apply a neighborhood-wide premium or discount without showing that buyers treated the subject and the sale similarly.
Use a concise comparable grid and explain the largest differences. The requested value should be the conclusion of the evidence, not a percentage chosen before the research.
