King County's area reports separate several markets that people casually call West Seattle, including West Seattle, Alki, Fauntleroy, and High Point. Start with the parcel record and the county's report instead of searching by a broad neighborhood label alone.
The 2026 notice schedule placed these western Seattle areas in the July 30 mailing batch. Verify the parcel's formal filing date from its notice and eAppeals record.
Measure location influences carefully
Water view, beach access, ferry or bridge traffic, steep topography, landslide concerns, arterial noise, and distance to commercial centers can change value over short distances. A nearby sale is not automatically comparable when it avoids or gains one of these influences.
Use maps, photographs, public records, and sale descriptions to identify the difference. Then test whether the sale price supports a market adjustment instead of assigning an unsupported percentage.
Keep the evidence in the same buyer market
Separate condos, townhomes, detached houses, multifamily properties, and redevelopment sites. Within the same form, compare finished area, age, renovation, lot utility, parking, outdoor space, and view quality.
- Prefer sales near the valuation date and explain later or earlier transactions.
- Use the same submarket when enough reliable sales exist.
- Document condition issues with photos and specific repair support.
- Reconcile a small set of sales into one requested market value.
