Check the assessment year before filing
Last checked September 23, 2026 against the official sources linked below. This guide covers filings during 2026; the assessment roll or resulting tax bill may belong to a later year. Check the current official notice before filing.
Did you receive a June notice or a September notice?
A September mailing can create a fall appeal opportunity even after the ordinary June notice window has ended. A June notice does not gain a new deadline just because other owners receive notices later. Find the actual mailing date on your own Notice of Value or in the county's Property Information Center.
Clark allows 60 days from that mailing date. That explains the estimated November closing period for remaining September notices, but it does not establish one November date for the entire county. The county has not supplied a verified 2026 mailed count in the sources reviewed here.
Build a value case for your part of Clark County
Start with the assessed property's size, use and condition. A Vancouver condominium, a Camas detached home and Battle Ground acreage need different comparable sets. A low sale elsewhere in the county is useful only if you can explain why buyers would consider it an alternative to your property.
For a conventional residential assessment, organize the evidence around January 1, 2026 value. A fall listing price may describe a different market. Record the sale date, property characteristics and the reason for each comparison before selecting a requested value.
- Check finished living area, building quality, condition and usable land against the assessor record.
- Keep view homes, waterfront, acreage and ordinary subdivision homes separate unless an adjustment is supported.
- Document damage with dated photographs and repair estimates, explaining its effect on market value.
File a petition and keep proof
Use the Board of Equalization's current petition and filing instructions. Keep the submitted form, attachments and filing confirmation together. An inquiry to the assessor is useful for correcting facts, but it should not be treated as a filed appeal.
A reduction is case-specific. Broad historical outcome percentages do not establish the chances for your home, and an assessment reduction is not a promise of the same percentage reduction in the total tax bill.
